What is Warm Welcome?

Landlords sometimes feel that there is no benefit to making improvements to their investment properties that only the tenant will benefit from. For instance, if a landlord were to add extra loft insulation or draught proofing, it would be the tenants’ heating bills that would be reduced, not the landlord’s.

The Greener Lettings belief is that the more you look after your tenants, the smoother the tenancy will be, and should you be letting your property on a long-term basis, the fewer short tenancies you will have to pay for.

Happy tenants = longer lets, less damage to the property caused by moving in and out and more return on your investment.

At Greener Lettings we believe this so strongly that we are prepared to give discounts to landlords whose properties are more energy-efficient, which will benefit both the tenant and the landlord’s investment. The greener the property, the less you pay.

As a landlord, how much do I have to invest to make my property energy-efficient?

To make significant improvements to the warmth, comfort and heating bills of the tenant, the cost can be surprisingly low and many landlords are not aware that they can claim tax allowance on such improvements.

Greener Lettings is working with the Energy Saving Trust to bring you advice on individual energy-saving measures as well as grants, tax allowance and local suppliers and installers of energy-saving products. See the Warm Welcome Advice Centre.

How does the Warm Welcome Scheme operate?

If you have a property to let, fill out our on-line questionnaire and the property will be given a ‘tree’ rating between 1-5 trees. Greener Lettings will contact you with details of how much discount you will receive depending on the rating.

All energy-saving measures you have installed in your property, no matter how small, will be highlighted when the property is marketed. Tenants will be able to see how they can benefit from them and make your property their home.
