Greener Lettings is here to help landlords prepare for rental energy performance ratings due to be implemented by the government in 2008.
As well as rewarding you for existing energy-saving benefits, we would like your properties to achieve as high a rating as possible and therefore receive more discount.
Landlords Energy Saving Allowance (LESA)
This tax allowance was introduced in 2004 and yet many landlords are unaware of its existence or how to claim.
It is available to all landlords and up to £1500 per property can be claimed on the following improvements:
Draught-proofing, loft insulation, cavity wall insulation, solid wall insulation
hot water system insulation (tank and pipe lagging), floor insulation.
All you need to do to claim the expenditure is fill out the LESA box on your tax return. If you are unsure or have any queries just contact your local tax office or the Energy Advice Centre on 0800 512 012, who can also give you advice about grants.
Energy Provider Offers
All energy providers of a certain size have an obligation to help meet government targets by offering discounts on the installation of energy saving measures like loft and cavity wall insulation, or a new condenser boiler. You don’t have to be a customer of the energy provider so shop around and see what offers could help you improve your property.
Energy Saving Trust
The Energy Saving Trust is a non-profit organisation, funded both by government and the private sector set up to address the damaging effects of climate change. Their aim is to cut emissions of carbon dioxide (CO2) by promoting the sustainable and efficient use of energy.
